Application Requirements
APPLICATION REQUIREMENTS and CRITERIA
Goldsmith Property Management recommends that all applicants review the APPLICATION CRITERIA, and the SUPPORTING DOCUMENTATION NEEDED below before applying for a property. ALL REQUESTED INFORMATION and DOCUMENTATION MUST BE PROVIDED AT THE TIME YOU ARE APPLYING. All properties must be viewed before application will be accepted.
Incomplete, Inaccurate or falsified information can be an automatic denial of your application.
Application Fees are $60 per applicant and are non-refundable.
Security Deposit is equal to one month’s rent in most cases and taken at the time of application.

INCOME:
Gross monthly income of at least 3 times the monthly rent. If multiple applicants, combined gross monthly income must be at least 3 times the monthly rent amount. Each person’s income required to meet this requirement must complete a separate application.

CREDIT:
Be sure your CREDIT is UNLOCKED prior to applying. If you are unsure regarding your credit report, contact TransUnion.
A credit score of 600 or higher is required. If multiple applicants, the highest score is taken. In some cases, an additional security deposit or a co-signer may be requested.
NOTE: A Co-signer must meet ALL application criteria to be approved.

BACKGROUND CHECK:
A background check will be completed upon submission of your application on every applicant/occupant over the age of 18 years old.

RENTAL HISTORY:
Negative landlord references, consistent late rent payments, or balance owed to any previous landlord will be grounds for denial.
SUPPORTING DOCUMENTATION NEEDED

PHOTO ID:
Government/Federally Issued Photo ID for each applicant and occupant over the age of 18.

RENTAL HISTORY OR HOME OWNERSHIP:
Provide all rental history or home ownership for the last 5 years. Be sure rental reference emails and phone numbers are accurate.

PROOF OF EMPLOYMENT AND SUFFICIENT INCOME:
List of all employers over the last 5 years.
Current Employer: The last 4 weeks of paystubs from your current position.
(Actual Paystubs should include Current and Year-to-Date Income.)
New Employer: Provide an offer letter from new employer.
Self Employed: The most current Tax Return and the last 3 bank statements -
PETS:
For qualifying pets, there is a $500 pet deposit per pet in most cases.
NOTE: Pet Breed, Pet Deposits, and Related Fees are at the discretion of the owner and subject to change.
