How can I see properties?

Some vacant properties may be viewed by checking out the Keys at our office. Keys must be checked out before 3pm and returned by 5pm of that same day. Keys not returned the same day are subject to deposit forfeiture.
Once the property is viewed and keys are returned, a Rental Application link will be sent to you.

Do I pay the first month’s rent and last month’s rent with my security deposit?
The security deposit (usually equal to one month’s rent) is due at the time of application. Your first month’s rent is due on or before your lease start date -
Is the deposit refundable?
The security deposit is refunded if your application is not approved. During the lease, the deposit will be held in a trust account until you move out of the property and an inspection has been completed.
A security deposit is non-refundable and forfeited to the property owner, if: (I) application is withdrawn prior to complete processing of the application, or (II) approved applicant withdraws application and/or does not execute the lease for any reason.

You have a property I want to rent. How do I apply?
After viewing a property, we will email an application to you. -
How do I pay rent?
Rent is paid through your tenant portal. You can also pay by mail or at our office with checks or money orders. -
I want to get a pet. What should I do?
Please contact us. -
I want to move out, but my roommate wants to stay. What should I do?
Remember that residents are jointly and singularly liable to ensure that the rent is paid. You must have written permission from us to substitute a roommate. (It is not our responsibility to arbitrate or mediate problems with multiple resident situations). All parties to the lease are responsible for full payment for the term of the lease. If a roommate moves out, the remaining roommate(s) must give written agreement, must qualify without that roommate, and the full security deposit remains in the trust account. -
My lease expiration is coming and I want to move out. What should I do?
In most leases, notice to vacate must be received in our office in writing at least 30 days prior to your move-out or lease-end. The notice can begin on the 1st or the 15th of the month. -
Who is responsible for paying for repairs & maintenance requests?
The owner of the property is responsible for paying for repairs and service calls. If resident damage or neglect causes the issue, the tenant is charged for it. Also, tenants can be billed for a service call if the tenant misses their appointment with one of our contractors.
